Terms and Conditions:

• All rates are quoted in Thai Baht and inclusive of Vat and service charge.
• Above prices are subject to change without prior notice.
• Room rates and special promotion rates are applicable for online booking only.
• Rates based on 1-2 person occupancy per room per night, room only, no breakfast.
• Check-in time: 2.00 pm
• Check-out time: 12.00 pm (noon)
• Late check-out is subject to room availability on the departure date
• Late check-out between 2.00pm - 4.00pm will be charged at 50% of the room rate. Check-out after 4.00pm will be charged at full daily rate
• Child under 12 years old sharing room with parents is free of charge (maximum one child per room) without an extra bed
• Child staying at Baan Thai Homestay will be full responsible for parents/family.
• An extra bed will be charged 200 Baht per night, maximum one extra bed per room.
• No baby cot service available.

• One night non-refundable deposit for each room is required to secure confirmed reservation at the time of making reservation.
  
• Booking acknowledgement will be sent to you after your deposit payment. Please print out and show it with your valid passport or ID card upon check-in at the hotel.
  
• The balance due will be settled on arrival by cash at the hotel.
  
• Notification of cancellations and amendments are accepted in writing via fax or e-mail only, but they will not be guaranteed.
  
• Cancellation and No Show will be one night charged.
